The county splits roughly in half for our purposes. The West End โ€” Tuckahoe, Westhampton, Lakeside, the Three Chopt corridor โ€” is older housing under genuinely mature trees, mostly brick veneer and painted wood, and the problem is shade. North walls there grow algae every year without fail, and roof planes under willow oaks streak faster than anywhere else we work.

East Henrico โ€” Varina, Sandston, the Laburnum and Nine Mile corridors โ€” is more open, more mixed in age, and more likely to involve outbuildings, longer driveways and detached garages. Less shade means slower growth, but bigger total surface area per property.

The willow oak problem

Henrico’s street trees are largely willow oaks, planted heavily through the mid-twentieth century, and they are now enormous. If you live in Tuckahoe or Westhampton and wonder why your roof looks worse than a friend’s identical house in Short Pump, that is the reason.

Three names, effectively one job โ€” power washing just means the water is heated, and pressure cleaning is another way of saying pressure washing. The method that genuinely differs is soft washing: garden-hose pressure with a cleaning solution doing the work.
