The county splits roughly in half for our purposes. The West End — Tuckahoe, Westhampton, Lakeside, the Three Chopt corridor — is older housing under genuinely mature trees, mostly brick veneer and painted wood, and the problem is shade. North walls there grow algae every year without fail, and roof planes under willow oaks streak faster than anywhere else we work.
East Henrico — Varina, Sandston, the Laburnum and Nine Mile corridors — is more open, more mixed in age, and more likely to involve outbuildings, longer driveways and detached garages. Less shade means slower growth, but bigger total surface area per property.
The willow oak problem
Henrico’s street trees are largely willow oaks, planted heavily through the mid-twentieth century, and they are now enormous. They shade roofs almost completely, drop fine leaf litter that packs into gutters and roof valleys, and keep everything below them damp. If you live in Tuckahoe or Westhampton and wonder why your roof looks worse than a friend’s identical house in Short Pump, that is the reason.
The practical consequence is that Henrico roofs need attention on a shorter cycle than the metro average, and gutter debris feeds the moss that grows in the valley directly beneath it. Doing roof and gutters on one visit is usually the sensible call here.

Pressure washing, power washing, pressure cleaning
Three names, effectively one job — power washing just means the water is heated, and pressure cleaning is another way of saying pressure washing. The method that genuinely differs is soft washing: garden-hose pressure with a cleaning solution doing the work.
On Henrico houses that is the difference that matters. Siding gets soft washed, because pressure forces water up under vinyl laps and behind Hardie board. Roofs get no pressure at all — the black streaking under willow oak is algae, chemistry removes it and pressure removes the shingle granules with it. Why does my West End roof streak so badly?
Willow oaks. The tree canopy through Tuckahoe and Westhampton shades roof planes nearly all day and drops fine litter into the valleys. Shade plus organic debris is exactly what moss and algae need.
Can you clean older painted wood without stripping the paint?
Yes, and it is why we do not use pressure on it. Older Henrico homes with painted wood trim get a low-pressure soft wash, and we check paint adhesion before starting rather than after.
