How we think about the work
Most of what goes wrong in this trade goes wrong because someone reached for pressure when they should have reached for chemistry, or reached for chemistry without knowing what was underneath it. Cracked vinyl. Excavated lime mortar. Fuzzed decking. Zebra-striped concrete. Every one of those is a job that was done fast instead of done right, and every one costs the homeowner more than the wash did.
So we tell you the method before we start, and we tell you what it will and will not fix. If a stain is permanent, you hear it at the quote. If your painted brick is going to shed paint the moment it is washed, you hear that too. If the honest answer is that you need a mason rather than a pressure washer, we will say so and leave.

Local matters here
Richmond has its own list of exterior problems: soft lime mortar on everything built before 1930, oak and tulip poplar pollen in April, iron-rich Piedmont clay splashing up every foundation, road salt tracked up driveways all winter, and a tree canopy that keeps north walls damp from May to September. What we will not do
Knowing what a contractor refuses tells you more than a list of services.
- We will not pressure wash siding. Not vinyl, not Hardie, not painted wood. High pressure drives water behind the laps and leaves marks that do not come out. There is no version of that we are willing to sell.
- We will not pressure wash a roof. It strips the granules that protect the shingle and it commonly voids warranties.
- We will not promise to restore oxidized siding. Chalky, faded vinyl is pigment breakdown. Washing removes what sits on top of it and nothing more.
- We will not wash failing paint. If it is already lifting, washing accelerates it. We will show you where and stop.
- We will not pressure wash historic masonry. Soft lime mortar erodes and soft brick loses its fired face. Both are permanent.
- We will not run wash water into a storm drain on commercial work to save time. If a site needs containment, the quote includes containment.
Our guarantee
You inspect the work with us before we leave. If a spot does not look right, we re-clean it on the spot. If you notice something after we have gone, call within a week and we come back. That is the whole of it — no forms, no conditions attached.
Published pricing, on purpose
Search pressure washing in Richmond and you will mostly find contact forms. The stated reason is that every property is different, which is true. The practical effect is that homeowners cannot tell a fair quote from a bad one, so they collect three numbers and take the lowest — which is how vinyl siding ends up pressure washed.

Insurance and access
We carry general liability coverage, and a certificate naming your entity is available before the first visit — property managers usually want it on file and we send it without being chased. For residential work we need an outside spigot and access to gates on both sides. You do not need to be home beyond the walkaround at the start, if you want one.
