Scheduled maintenance programs
Most commercial exteriors are better served by a schedule than by an emergency call. Monthly or quarterly service, performed before opening or overnight, on one predictable invoice. Entryways and dumpster pads in particular degrade on a predictable cycle — cleaning them on that cycle costs less than restoring them once a year.
Compliance and professionalism
Certificate of insurance on request. Wastewater-conscious practices, including containment and appropriate disposal where a site requires it. Cones and wet-surface protocol during business hours. Uniformed crews and a number that gets answered.

Overnight and off-hours work
Most commercial exterior cleaning in Richmond happens between 10pm and 6am, and that is fine with us. Wet walkways and hoses across an entrance are a liability problem during business hours and a non-issue at two in the morning. We carry our own lighting, we work from our own water when a site cannot spare a spigot, and we leave surfaces walkable before opening.
If your site can only be done on a weekend or during a shutdown window, tell us the constraint up front and we will build the schedule around it rather than treating it as an exception.
Wash water, storm drains and doing this properly
This is the part most low-bid contractors skip, and it is the part that creates real exposure for a property owner. Wash water from commercial cleaning — particularly anything carrying grease, detergent or heavy sediment — is not supposed to enter a storm drain. Storm drains here discharge to the James, not to treatment.
What that means on site is containment: blocking or berming inlets, recovering wash water where the work generates it, and disposing of it to sanitary rather than storm. On a kitchen entry or a dumpster pad, that is not optional in our view. We would rather quote a job honestly with recovery included than win it by pretending the water disappears.
We carry general liability coverage and provide a certificate of insurance naming your entity before the first visit. Property managers can have it in hand before we ever arrive on site.
What commercial work costs
Commercial pricing is quoted per site rather than from a list, because square footage tells you very little about how long a job takes. What drives the number:
- Soil type and age — fresh spills come up quickly; four years of embedded kitchen grease on porous concrete is a different scope entirely.
- Water source and containment requirements — sites needing full recovery cost more than an open lot that drains to landscaping.
- Access windows — overnight and weekend work is priced accordingly.
- Frequency — recurring monthly or quarterly service is meaningfully cheaper per visit than one-off calls, because maintained surfaces never get to the hard stage.
- Height and equipment — anything requiring lifts or extended reach adds cost.
Residential price ranges are published on our pricing page. Commercial gets a written scope and a fixed number before anyone starts.
What we will not do
- We will not run wash water into a storm drain to save time. If a site needs containment, the quote includes containment.
- We will not promise new concrete. Old oil and grease that has soaked into porous concrete lightens substantially but rarely disappears, and we will show you what to expect on a test patch first.
- We will not work without a certificate of insurance on file. That protects you more than it protects us.
- We will not quote a recurring contract we cannot staff. If your frequency does not fit our schedule, we will say so rather than miss visits.
Common questions
Can you work overnight or before we open?
Yes, and most of our commercial work is done that way. Overnight avoids the liability of wet walkways during business hours and lets us work without interruption.
One-time or contract?
Both. Many properties start with a one-time clean to see the result and the standard, then move to quarterly or monthly once they see how much easier maintained surfaces are to keep.
What is realistic on old grease and oil?
Substantial improvement, not erasure. Grease that has been soaking into porous concrete for years has penetrated below the surface. We run a test patch first so you are looking at a real result rather than a promise.
How is commercial priced?
Per site, from a written scope. Square footage alone does not predict the labor, so we walk the property, note the soil type, access and containment requirements, and give you a fixed number.
Do you provide a certificate of insurance?
Yes, naming your entity, before the first visit. Property managers usually want it on file and we send it without being chased.
What about wash water and storm drains?
We contain and recover where the work requires it, and dispose to sanitary rather than storm. It is built into the quote, not treated as an add-on.
Can you do a whole shopping center at once?
Yes. Multi-tenant sites are usually easier to do in one pass than piecemeal, and it costs less per storefront. We coordinate with tenants on access and timing.
Do you handle dumpster pads and grease trap areas?
Yes. These are the jobs that most need proper containment, and they are also where a maintained schedule pays for itself fastest.
Will you work around our tenants and customers?
During business hours we cone off, sequence the work, and keep paths open. But if the site can be done off-hours, off-hours is safer and faster for everyone.
How quickly can you start?
One-time jobs usually within the week. Recurring contracts we schedule from a start date you pick, and we hold the slot.
