Each of these covers what we actually see in that area — the housing stock, the tree cover, the local staining problems, and when it makes sense to book.

Henrico County

  • Henrico County — the West End, Tuckahoe, Lakeside, Varina and Sandston, and the willow-oak shade problem.
  • Short Pump — Wyndham, Gray Oaks, GreenGate, and HOA covenant deadlines.
  • Glen Allen — Twin Hickory, Hunton, Innsbrook, and twenty-year-old subdivisions that have finally grown shade.

Chesterfield County

  • Chesterfield — Chester, Woodlake, the Hull Street corridor, Matoaca and Ettrick.
  • Midlothian — Salisbury, Bellgrade, Brandermill, Charter Colony and Hallsley.
  • Bon Air — the county’s oldest housing, handled the way we handle historic city work.
  • Chester — Rivers Bend and Iron Bridge, long driveways and Piedmont clay staining.

Hanover County

  • Mechanicsville — Kings Charter, Rural Point, Studley and Atlee.
  • Ashland — the old town center plus larger county properties on well water.

The list above is where we work most often, not a boundary. If you are in the Richmond metro and not sure whether you are in range, call and ask. We would rather tell you honestly that you are outside our area than have you wait on a quote that is never coming.

Pricing does not change by zip code. Everything we charge is published on the Richmond pricing page, and the same numbers apply everywhere we go.

What changes from one part of the metro to another

  • Tree cover. The single biggest factor in how fast growth returns. Shaded West End and Midlothian properties need a shorter cycle than open lots in Short Pump.
  • Housing age. Bon Air, Ashland and the historic city neighborhoods need low-pressure and careful masonry work. Post-war and newer stock is far more forgiving.
  • Water source. Well water in Hanover carries iron, which is why rust staining is a Hanover conversation and rarely a Henrico one.
  • Lot size. Chesterfield and Hanover properties carry more total surface — longer drives, more fence, outbuildings — so it usually pays to quote the whole property at once.
  • HOA enforcement. Newer Short Pump and Glen Allen communities enforce exterior covenants actively. Older neighborhoods generally do not.

  • Roof cleaning — chemical treatment for black streaking, moss and lichen.
  • Driveway and concrete — surface-cleaned drives, walkways, patios and pool decks.
  • Deck and fence — wood-safe cleaning and stain prep.
  • Brick and masonry — modern veneer and historic, at pressures that do not touch the mortar.
  • Commercial — restaurants, retail, offices and community common areas.
