Bundles, and why they cost less
Most of what you pay for on a small job is setup: getting here, running hose, protecting landscaping, and packing up. That cost is the same whether we clean one surface or four. So bundling genuinely saves money rather than being a sales device.

The five things that move a price
- Size and story count. More surface and more height means more time and different equipment.
- How bad it actually is. A seasonal film and four years of established growth are not the same job, and photos over the phone rarely tell the whole story.
- Access. Tight side yards, steep grade, locked gates, dense foundation plantings and lot lines that leave no room to work all add time.
- Surface condition. Oxidized siding, failing paint, soft mortar or spalling concrete all mean slower, more careful work.
- What else is on the list. Bundled surfaces share setup cost, which is where the savings above come from.

Why we publish prices when almost nobody else does
Search any of these services in Richmond and you will mostly find contact forms. The reasoning is that every property is different, which is true, and that a range scares people off, which is not.
What actually happens when nobody publishes is that homeowners cannot tell a fair quote from a bad one, so they collect three numbers and pick the lowest — which is how you end up with a pressure-washed vinyl wall and lap marks that do not come out. We would rather you arrive at the quote already knowing roughly where it should land.
What is not in the price
- Sealing. Driveway, paver or deck sealing is a separate visit after the surface is fully dry, and a separate number.
- Staining. We clean and prep wood. We do not stain it.
- Repairs. We flag loose boards, failing mortar and bad flashing. Fixing them is another trade.
- Window cleaning. Exteriors get rinsed and come out much cleaner. That is not the same as a proper window clean.
Common questions
Is the quote fixed or an estimate?
Fixed. Once we have looked at the property, the number we give you is the number you pay. If we find something genuinely unexpected we stop and talk to you before doing anything that changes the price.
Do you charge for quotes?
No, and there is no obligation attached. Most quotes go out the same day.
Do you need a deposit?
Not for residential work. You pay when the job is done and you have looked at it.
Why is my quote above the published range?
Usually size, access or condition. Whatever the reason, we will tell you which one it is rather than just handing you a bigger number.
Do you price-match a cheaper quote?
No. We would rather explain what is different about the two jobs. If a competitor is genuinely offering the same scope with the same care for less, take it.
Is there a minimum charge?
Yes, in practice. Very small single-surface jobs still carry the full setup cost, so it is usually worth adding a walkway or patio rather than booking the smallest possible job.
How do you handle multi-property or repeat work?
Recurring and multi-property work is priced per visit at a lower rate, because maintained surfaces never reach the hard stage. Talk to us about frequency.
What payment do you take?
Card, check, or bank transfer on completion. Commercial accounts can be invoiced on terms.
