There is a moment every Richmond homeowner has, usually in June, usually standing at the end of the driveway. The siding has gone dull. There is a dark shadow creeping up the north wall. The concrete is two shades greyer than you remember. Nothing broke β€” it just quietly got dirty, a little at a time, for three years.

We are Richmond Pressure Washers. We clean siding, concrete, roofs, decks and brick across the Richmond metro, and we match the method to the surface: low-pressure soft washing where force would cause damage, real pressure where concrete needs it, and a careful hand on the older masonry this city is full of.

    What we clean

    • House Washing (Soft Wash) β€” kills the algae and mildew living on your vinyl, Hardie or painted siding, at a pressure that cannot force water behind the panels.
    • Driveway & Concrete Cleaning β€” surface-cleaned driveways, walkways, patios and steps. Winter salt residue, clay splash and years of gray lifted in one pass.
    • Roof Cleaning β€” those black stripes are a living organism feeding on your shingles. We treat them with a no-pressure method the shingle manufacturers actually endorse.
    • Deck & Fence Cleaning β€” wood and composite cleaned at a safe pressure, left ready to use or ready to stain.
    • Brick & Historic Masonry β€” Richmond has more pre-1930 brick than almost any city its size. It needs a different approach, and most crews do not know that.
    • Commercial Pressure Washing β€” storefronts, sidewalks, dumpster pads and building exteriors, scheduled around your hours.

Why Richmond exteriors get dirty so fast

Richmond sits in a humid pocket in the bend of the James, with a tree canopy most cities envy and a summer that behaves like a greenhouse. Warm, wet, shaded β€” ideal conditions for everything that discolors a house.

North-facing walls that never fully dry grow a green film by July. Mulch beds throw artillery fungus specks that stick to siding like tar. Every spring the oaks and tulip poplars drop a yellow layer across porch ceilings, railings and window screens. Come winter, the salt and cinder grit spread on the roads gets tracked up the driveway and sits there until spring, alongside the orange Piedmont clay that splashes onto the foundation in every hard storm.

None of it rinses away in the rain. Rain is what feeds it. Removing it takes the right detergent, the right pressure, and someone who has cleaned enough houses in this metro to know which is which.

    How we work

    1. Fast quote. Call, text or send the form. Most quotes go out the same day β€” an address and a couple of photos are usually enough to price the job.
    2. Method matched to the surface. Siding and roofs get soft washed under 500 PSI with biodegradable algaecide detergents. Concrete gets a rotary surface cleaner at 3,000+ PSI. Old brick gets the gentlest thing that actually works.
    3. Protect first, rinse last. Landscaping soaked down and covered, outlets and fixtures bagged, every detergent-touched surface rinsed clean before the truck leaves.
    4. Walk it with us. If a spot does not look right, we re-clean it while we are still there.

    We publish our prices

Most companies in Richmond will not give you a number until someone is standing in your driveway. We publish our ranges β€” house washes by size, driveways, roofs, decks and bundle pricing β€” so you can tell whether a quote is fair before you make a single call. Questions worth asking any pressure washing company

Not just us. If you are collecting quotes, these five separate the crews who do this properly from the ones who do it fast.

    • “What pressure will you use on my siding?” If the answer involves a pressure washer pointed at vinyl, keep calling. Siding gets soft washed at roughly garden-hose pressure.
    • “What do you do before the mix goes on?” Soaking the beds and lawn should be in the answer. Nearly every story about plant damage traces back to a crew skipping it.
    • “How long will it hold?” Twelve to twenty-four months is a soft wash answer. Anyone quoting a season is telling you they are pressure washing.
    • “What will you do about my chalky siding?” The honest answer is “improve it, not reverse it.” A promise to restore oxidized vinyl is a promise nobody can keep.
    • “What happens if a section still looks wrong?” There should be a straight answer that does not involve a form.

    Common questions

What is the difference between pressure washing and power washing?

Same family of equipment. The only real difference is heated water β€” power washing uses it, pressure washing does not. For a house or a driveway, the detergent and the technique matter far more than the temperature, and most companies use the two words interchangeably anyway.

Is pressure washing safe for vinyl siding?

Full pressure is not. It cracks panels, strips the finish and drives water behind the siding where it has no way to dry. Siding gets soft washed instead: under 500 PSI, with a detergent that kills the growth so it can be rinsed away rather than blasted off.

Can you pressure wash old Richmond brick?

Not the way most people mean. Brick laid before roughly 1930 uses soft lime mortar, and high pressure will strip the joints out of it. We test an inconspicuous section first and use the lowest pressure that does the job. Full explanation here.

How often should a Richmond house be washed?

Most homes here run comfortably on 12 to 24 months. Heavily shaded lots, anything close to the river, and houses with mature trees on the north side tend toward annually.

What does pressure washing cost in Richmond?

A typical two-story house wash runs $350 to $450. Driveways are $150 to $350, roof soft washing $300 to $700. Full ranges here.

Figures on this page are typical for Richmond-area properties and are given as a guide, not a quote. Your firm price comes once we have seen the property.

Do I need to be home?

No, as long as the exterior spigot is turned on and any gates are unlocked. We text before we arrive and again when we are finished.
