What we see in Short Pump
The signature Short Pump elevation is brick or stone on the front with siding down the sides and back. That is a genuinely mixed-material wash: the brick veneer takes a normal soft wash, the siding needs the same treatment at the same pressure, and the mortar joints between them need checking before anyone starts. It is modern hard-fired brick in Portland mortar, so it is far more forgiving than the historic masonry in the Fan — but the transition line between materials is where sloppy work shows.
Then there are the driveways. Three-car garages mean three-car aprons, and a lot of them are broom-finished concrete that has never been cleaned since the house was built. These are the properties where a test strip does the selling for us — the difference between the cleaned line and the rest of the slab is usually dramatic.
Because the houses are big and the surfaces are hard, Short Pump is also where bundling makes the most financial sense. Same setup, same water, one mobilisation.

Timing in Short Pump
Late April to May after pollen. Newer subdivisions with immature trees stay cleaner longer than the older sections toward Gayton, but the west-facing driveways bake and hold clay staining regardless.
