What we see in Glen Allen
Most of what we wash here is Hardie board and fiber cement rather than old vinyl, which is good news — it cleans up beautifully at low pressure. It is also the material most often damaged by someone using too much pressure, because the finish is painted rather than pigmented through. Once it is stripped, washing will not bring it back.
The lots are the other factor. Glen Allen subdivisions are built close together with fast-growing landscaping, and side elevations between houses become permanent shade corridors. Those narrow side walls are usually the dirtiest surface on the property and the one nobody looks at until they are selling.
Composite decking is everywhere here too. It does not rot, which fools people into thinking it does not need cleaning — but the textured cap layer holds mildew in a way smooth wood does not, and it goes blotchy rather than uniformly grey. It cleans well at low pressure with the right product, and badly with the wrong one.

Late spring after pollen, or early autumn once the worst humidity breaks. Newer neighbourhoods with young trees fare slightly better than the older sections near Mountain Road, but everything on a shaded side wall is on the same annual cycle.
